Family Selection Criteria

2008 Guidelines and Requirements
Home buyers applying to Habitat for Humanity of the West Valley must meet the following criteria:

  • Demonstrate a need for adequate and affordable housing.
    • Presently living in substandard housing.
    • Potential Habitat homeowners often live in overcrowded, run-down, defective, or unsafe housing.
  • Demonstrate the ability to pay.
    • Family's gross income must fall within income guidelines.
    • A family's gross income must fall between 30% and 50% of the median income.

  • Have a good credit record.
    • Applicant families must be credit worthy.
    • If you have filed for bankruptcy within the last year, you will not qualify for a Habitat mortgage at this time.
  • Show a willingness to partner.
    • Provide 400 hours of "sweat equity." Each family selected to purchase a home from HFHWV invests in the Habitat program by working 400 hours helping to build homes, as well as attending classes such as budgeting.
    • Participate in publicity at Habitat
    • Honesty: all information that requested and provided is true. Withholding or falsifying information will result in a rejected application.
    • The Family Selection Coordinator verifies information on home buyer applications, including:
      • Income
      • Current rent
      • Relationship with landlord
      • Account status with utility companies
      • Personal references and any criminal background
  • Additional criteria:
    • Two years of steady and reliable income
    • US Citizen, or have permanent resident status for no less than three years. *All household members must have legal status
